Overview

A Cruden Homes development of 143 homes, the Silverlea development in Edinburgh also includes new change and welfare facilities for Craigroyston Community Football Club. The development has a clear focus on sustainability, incorporating green spaces for biodiversity and recreation, including a green roof on the football facilities and solar PV panels on the roofs of many of the new homes. The RESITRIX® hybrid EPDM waterproofing membrane provided an ideal solution for both the green roof of the leisure facilities and the flat roof areas of the residential units.

The Project

An Alutrix 600 vapour barrier membrane was installed directly onto the substrate of all roof areas, providing both effective protection against water vapour ingress and an air-tight layer. This was followed by cut-to-fall PIR insulation and the RESITRIX® EPDM membrane.

Specification for the leisure aspect of the project needed to consider the performance, loading capabilities and root resistance of the roof build-up. RESITRIX®’s unique EPDM and bituminous composition provided an ideal durable and puncture-resistant waterproofing layer with an extended service life, excellent root resistance, and absence of any harmful plasticisers that could jeopardise the planting.

For the project’s residential phase, the chosen waterproofing system needed to be robust enough for the installation of solar panels. RESITRIX® was an ideal choice because the unique combination of EPDM and bituminous layers in a single ply membrane delivers both flexibility with durability. EPDM has now been certified to provide a service life in excess of 70 years by SKZ, which ensures that the roof covering will have a service life in excess of that of the solar PV, while offering low maintenance weather protection.

RESITRIX® was also installed on the dormer roof areas, where intricate interfaces were formed with the pitched roof sections.
