Overview
North Witch Point is a clifftop house constructed on the site of a former cold war radar site, known as the “Listening Station”. The original structure was demolished to make way for a contemporary, subterranean property with sweeping views across the North Channel. This stunning self-build featured on Channel 4’s Grand Designs in 2019.
The Project
“I’m going to attempt to build a three-sided waterproof box, then the whole thing is buried to hide it from passers-by on the land-side. On the cliff-top side it’s wall-to-wall glass looking out on the ocean.” – Andy Stakes
This “waterproof box” was formed from steel and reinforced concrete, due to the exposed location, it was imperative that the waterproofing membrane protecting the structure could withstand gale force winds and driving rain. Indigenous vegetation was used to cover the roof area and encapsulate the façade, concealing it from passers by.
Combining the structural waterproofing and roofing system required careful planning and workmanship of the highest standard. As the majority of the structure was buried it was critical that the waterproofing membrane was robust, root resistant and remained 100% watertight throughout the life of the building, making RESITRIX® SK W the perfect choice. The concrete structure also incorporated expansion joints – RESITRIX® is a hybrid membrane containing EPDM and SBS bitumen layers meaning it’s highly flexible, allowing it to cope easily with potential settlement.
The waterproofing membrane was fully bonded using CARLISLE® FG35 surface primer ensuring an instant, strong adhesion, essential when working in high velocity wind areas. Our technical department assisted the client with information during the planning stage and throughout the project. During this process CARLISLE® produced models to demonstrate the design, application and robustness of the membrane. In addition to appearing on television, North Witch Point also won the 2019 GIA Small Residential Award.
